Here are your next steps:

1. Apply

Every applicant must fill out an application. Download the PDF of the application.

Make sure page 2 is signed. Then, scan and email the application to us, or send it by fax, 763-392-1200.

2. Pay the Application Fee

There are a few different ways you can pay your application fee:

  • PayPal online.
  • Pay by credit card over the phone.
  • Call to arrange to pay by cash or check.

3. Pay Deposit

Once your application is approved, you will sign a one-page pre-lease agreement and pay a deposit by check.

4. Sign the Lease

Then we will email you the lease for your signature.

Applicant Requirements

  • Gross income must equal three times the monthly rent. Expenses can be considered to reduce income if they are significant.
  • Landlord history must be favorable. E.g., No past eviction actions or judgments by a landlord are permitted, except for a foreclosure action.
  • Credit is not an immediate disqualifier but is reviewed, and adjustments in terms or additional requirements can be made based on credit.
  • A Co-signer can be used in place of or in addition to additional requirements such as last month’s rent. The co-signer must be both income and creditworthy to qualify as a valid co-signer.
  • No applicant can have a criminal conviction, and any type of conviction may be grounds for denial of an application.
  • Any applicant who is verbally abusive, disrespectful, makes threats, or is argumentative will be denied.

For Minneapolis tenants

(Per city ordinance)

Any conviction for misdemeanor offenses (including gross misdemeanors) if the dates of sentencing are older than 3 years.

Any criminal conviction for felony offenses if the dates of sentencing are older than 7 years.

Any criminal conviction for the following felony offenses if the dates of sentencing are older than 10 years: ° First-degree assault ° First-degree arson ° Aggravated robbery ° First-degree murder ° Second-degree murder ° Third-degree murder ° First-degree manslaughter ° Kidnapping ° First-degree criminal sexual conduct

Exceptions: We will deny an application if the renter’s criminal history includes:

  • Conviction for the illegal manufacture or distribution of a controlled substance, as defined in section 102 of the Controlled Substances Act (21 U.S.C. 802).
  • Offenses that make them ineligible for federally assisted housing according to federal regulations, including but not limited to when any household member has to register as a sex offender for life in a state sex offender registration program.

We offer a Rent to Own Credit

All our lease agreements include a free “Rent to Own” option. Rent to Own provides you with a rent credit of $100.00 per month to purchase the home you are leasing.

If you want to purchase a different home, you may instead apply a portion of your Rent to Own credit to any home in our inventory that is available for sale.

You also have the option of purchasing any home listed on the Multiple Listing Services (MLS) provided an agent of Midwest Realty Services represents you.

Best of all, our Rent to Own option does not increase the rent amount, nor does it require a down payment. Our flexible Rent to Own program allows you to purchase in the future without locking you into a purchase date or price.
